Accurate valuation is critical - anyone can propose a very high valuation for example, but the only valuation worth having, is the right one. This means having one that is based on knowledge of the area, experience of the current market and an understanding of the true condition and features of your home. A valuation should also of course reflect your personal timescales for moving.

Our negotiator will take measurements and draft floor plans whilst doing the valuation and will start completing a property information form. The personal knowledge you have of your own home and surroundings will come in very useful here and help us create original, accurate and appealing particulars of sale.

At this point we need to agree on the terms for our involvement in marketing your home. We would prefer to be instructed as sole agents of course, but can also act as part of a multi-agency agreement. Although each agreement will be negotiated separately, the basic rule is that if we introduce a buyer who subsequently buys your property, a competitive commission rate will be payable to us.
